We are licensed to operate in over thirty states and have successfully completed scores of projects. The process of design and construction can be daunting for those unfamiliar with the industry. We have assembled a team that can help you realize your vision from initial concept to finished product. These are some of the typical stages we experience on projects ranging from kiosks to multifamily housing:

  1. INITIAL MEETING First, we want to meet you. The initial meeting is a significant time for us to begin to establish a rapport with you and your project. We want to get an idea of what your needs and goals are and show you how your project can benefit from our services. After this meeting we will provide you with a written proposal for the work. Your acceptance of this proposal is the point at which we begin work in earnest.
  2. SCHEMATIC DESIGN We will work with you to establish the program of your project based on your needs for the finished space. We will then help you assemble the team of consultants needed to realize your vision. Then we will all collaborate to create an initial layout that addresses your needs as previously established, as well as any new requirements that may crop up with additional input from the consultants. Once you have approved it, this layout will be the basis on which we move forward with the project. 
  3. DESIGN DEVELOPMENT After an initial layout has been generated and approved, we will move into design development. Depending on the requirements of your project, design development may include the selection of finishes and materials, concept creation for custom furnishings and light fixtures, and refinement of the initial layout as spatial requirements for systems and equipment become more firmly established. 
  4. CONSTRUCTION DOCUMENTS Once design questions have been answered during the design development phase, we will begin the creation of your set of construction documents. Complete and clear construction documents are important both in that they help you to get accurate and complete bids from contractors and they streamline the process of construction and make sure that your vision remains intact throughout. 
  5. PERMIT AND BID Depending on the requirements of your project, we will help assemble the materials needed to obtain requisite approvals and permits for the work to be done. We will also help you through the bidding process and answer questions posed by contractors as they generate bids for the construction of your project. 
  6. CONSTRUCTION ADMINISTRATION We will answer questions as they come up throughout the process of construction and whenever possible will make visits to the site to ensure that work is proceeding according to your vision. We will issue supplemental documents and letters as needed by contractors and governing authorities to keep work moving forward. Once construction is largely finished we will complete a punch list to make sure that everything is in order as you begin utilizing your new space.
  7. LOOKING FORWARD Our relationship doesn’t end on your opening day. We like to keep in touch with our clients as they move into and begin enjoying their new spaces. Whether we are visiting a client’s restaurant or corresponding with a homeowner via email, we like to check in and make sure that you are as happy with your finished space as you were with the initial concept. This is part of the reason why so many of our clients return to us with their future projects, and we are happy to have the opportunity to work with them again.
